Five questions that decide it for us
1. How old is the unit?
Storage tanks last 8–12 years in Klang Valley water if the anode rod has been checked annually. Instant heaters last 4–7 years. If the unit is past those windows, a major repair is almost always throwing good money after bad — we recommend replacement.
2. Is the visible body corroded?
A rusted lower seam on a storage tank means the inner glass-lined tank has been exposed to moisture and corrosion is now mechanical, not just cosmetic. That tank is on borrowed time regardless of what the digital display says. Plan replacement now and avoid the soaked carpet later.
3. Has it tripped the ELCB more than twice this year?
Repeated ELCB / RCD trips are almost always insulation breakdown in the heating element or a hairline crack in the body. We can replace the element on a storage tank cheaply, but if it has already happened twice, expect a third and consider whether the unit is worth the next callout.
4. Is the cold water dirty or rusty?
If your cold supply is fine but the hot water runs rusty in the first thirty seconds, the heater itself is shedding scale. Storage tanks can be flushed and survive another two to three years. Instant heaters that show this almost never recover.
5. Does the warranty still apply?
Manufacturers like Joven, Rheem and Ariston offer 5–7 years on the tank and 1–2 on the element. If the failure is within the tank warranty, push the supplier for a swap rather than paying for repair. Our crews handle the paperwork for clients on most major brands.
What we usually recommend
- Under 5 years, isolated component failure: repair.
- Under 5 years, body corrosion: warranty claim and replace.
- 5–8 years, repeated faults: replace, pick the next-tier model up.
- 8+ years: replace and upgrade the supply piping while we are at it.
If you would like a written assessment, we charge a RM 120 visit fee which is credited back if you proceed with replacement.
